The Asset Analyst, Central Region will be a member of a Transaction and Asset Operations Team (“Team”) providing analytical and technical support to the Regional Managing Director and Asset Managers.  This individual will collect, input, track, and review documents, establish and maintain project files and databases, complete LIHI compliance reviews; and undertake research projects as assigned.

The Construction Risk Manager will evaluate and manage construction-related risks across a diverse portfolio of projects that vary in complexity, typology, timeline, and geography. For investments of moderate to complex scope, they perform comprehensive underwriting functions for both new construction and existing developments, managing risk from pre-construction through lease-up and transition to permanent operations. They handle the administration of documentation and funding requirements, providing consulting support with a high level of professional service and conduct to both existing and potential customers. This role requires strong time management to balance underwriting deliverables with ongoing construction monitoring responsibilities across multiple concurrent projects. Reporting to the Managing Director of Construction Risk Management, the Construction Risk Manager works within NEF’s Asset Management department and, as part of a professional team, provides expertise and analysis to support real estate investment activities in affordable housing developments.

The Director of Asset Management leads NEF's Asset Management staff within a specific region and oversees the functional performance of NEF's portfolio of lower-tier investments. This role is responsible for driving sound asset management practices among the managing general partners in the  portfolio, ensuring investments remain financially healthy and well-positioned for long-term success. The Director combines hands-on portfolio oversight with team leadership, working to identify risks early, resolve problems quickly, and maintain high standards across the region's investments.

The Director of Credit will play a key role in approving NEF bids for 200+ LIHTC projects/year, as part the NEF Credit team. Provide in-depth written and verbal analysis of sponsor and guarantor entities in a consistent manner that provides clarity in determining approval of LIHTC projects. Work in a collaborative team environment with Project Management, Originations, and Investor Relations departments.

The Head of Project Management provides strategic leadership for NEF's Project Management department, overseeing the closing investment lifecycle across NEF's LIHTC, Structured Finance, and Predevelopment business lines. This executive is accountable for underwriting quality, transaction execution, operational excellence, and the leadership and development of the underwriting and closing organization while driving continuous improvement and cross-functional collaboration.

The Managing Director, Asset Resolution and Dispositions leads NEF's asset resolution and disposition strategy, overseeing a team responsible for managing troubled partnerships, mitigating portfolio risks, and executing investment exits. Working closely with asset management teams, investors, and external stakeholders, this role develops and implements solutions that protect portfolio performance, maximize value, and support successful outcomes throughout the asset lifecycle.

The Managing Director, Structured Finance Asset Management leads NEF’s Structured Finance Asset Management team and is responsible for asset management across the full Structured Finance portfolio, spanning Preservation Lending, Preferred/Preservation Equity, and Workforce/Moderate-Income Housing. The Managing Director sets the standard for strong asset management practices across the portfolio, directing assigned staff and holding the team accountable for performance, risk, and compliance outcomes. This role works closely with the SVP of Asset Management, the Head of Structured Finance to protect and optimize portfolio performance.

The Senior Director, People & Culture is responsible for leading the organization’s talent and people strategy across full-cycle talent acquisition, performance and talent management, learning and leadership development, organizational development, and employee experience and engagement. This role leads and actively participates in recruiting efforts, partnering directly with hiring leaders to identify talent needs, source and assess candidates, and build strong talent pipelines, while also developing the organizational capabilities and leadership effectiveness needed to support the organization’s current and future priorities.
