Clare Midtown

Clare Midtown Apartments is the second LIHTC apartment building for people living with HIV/AIDS completed by sponsor Clare Housing, a Minneapolis nonprofit. This three-story, new construction development, located in the Corcoran neighborhood of Minneapolis next to the Lake Street/Midtown stop on Metro Transit’s Hiawatha Line, builds on the success of Clare Housing's first LIHTC development, the Clare Apartments.

The building’s residences include studio and one-bedroom apartments, all fully furnished. People living with HIV/AIDS who are fully independent and working, as well as those who are more dependent on supportive services, are invited to rent. Clare Housing provides a range of services that is appropriate for this mix, including everything from educational programs for active adults living with HIV/AIDS to caretakers capable of helping residents with advanced AIDS pathologies. Some residences are also reserved for the long-term homeless, with a similar range of services provided.

The project includes several sustainable features in its site and building design, such as solar hot water heating, water-conserving plumbing, low-VOC finishes, water-efficient native landscaping, and Energy Star appliances.

The surrounding Corcoran neighborhood, besides being a dense, mixed-use area ideally suited for a sustainable apartment community, is notable for its strong support of the project, support which showed during the Minnesota AIDS Walk in May 2011.

Combining HUD 811 and LIHTC

Genesee Housing in Seattle was the first project in the country to successfully combine funding from the HUD 811 program and the LIHTC program. The 811 program, an offshoot of the HUD 202 program for elderly housing, is designed to provide housing for people with disabilities. The $9.1 project offers an extensive array of services and houses generously sized 50 one- and two-bedroom apartments.
