Public Housing Portfolio

By the Numbers

NEF's Public Housing Group has produced more than $220 million of equity to help build more than 3,600 units in communities lacking adequate public housing options across the country. Here are just a few examples of the work we are doing.

Asset Management

The Village at Matterhorn Apartments

The project, consisting of 96 rental units, is the fourth phase of an eleven phase re-development effort and will be built using a $20 million HOPE VI grant. The final development will include 269 units of which 165 will be affordable rental, and an additional 378 units will be constructed on numerous off site locations in the Duluth (MN) area.

Asset Management

Charleston Replacement I

This Charleston (WV) development, consisting of 44 rental units, is the first phase of a 5-phase redevelopment effort being undertaken by the Charleston Kanawha Housing Authority, Scott Canel and Associates, and Housing Innovations Corporation and is being built without the
benefit of a HOPE VI Grant. The completion of phase IV
will create 381 new affordable rental units.

Horizon Village

TCG Development Services partnered with the Housing Authority of North Charleston to plan and design this mixed-income, mixed tenure, mixed-use neighborhood that not only reconnects the existing 68 acre site to its surroundings but is also one of the first redevelopments of substantial critical mass in the North Charleston market. The 306-unit new construction community was financed with 4% tax credits and tax-exempt multifamily housing revenue bonds.
Asset Management

Park Boulevard

Park Boulevard is a multi-phase master-planned revitalization effort that is replacing the blighted Stateway Gardens public housing project in Chicago (IL). Nearly 900 units are being built on the site, with additional units built on adjacent land. When complete, more than 1,300 new homes will have been built. Learn more about this project.

Featured Project: Verne Barry Place

Verne Barry Place

Verne Barry Place is a creative example of building preservation and adaptation in Grand Rapids, Mich., designed to meet the needs of some of the area’s lowest-income residents. NEF invested $13.5 million on behalf of eight investors to fund this impressive "green" development.

The 116-unit supportive housing project, developed by Dwelling Place, Inc., features seven commercial spaces and serves homeless residents, including veterans.
