NEF's $160MM assisted living portfolio includes more than 30 projects that offer some 2500 housing units to people with special needs. Approximately $17MM of equity closed last year, making 2007 NEF's most productive year since 2002, when NEF invested more than $20MM in assisted living deals. NEF's 2007 deals include two in Illinois--DeKalb Supportive Living Facility (Sponsor: Blair Minton & Associates) and The Manor at Salem Woods (GMS II, LLC); and two in Massachusetts--VNA Senior Living Community (Visiting Nurses Association) and Christopher House of Marlborough (Christopher House Assisted Living, Inc.).

Barton Senior Residences of Zion

The $19.4 million Barton Senior Residences of Zion is the new construction of 130 units of assisted living housing for seniors, including 123 efficiencies and seven one-bedrooms. Pioneer GardensEighty-one units target seniors at 60 percent of AMI another 26 units are for those at 40 percent of AMI and 13 units are for those residents at 30 percent of AMI. Tenants are provided three meals a day, housekeeping, scheduled transportation, 24-hour security, activity programs, social services, and other assistance with activities of daily living as needed. Project amenities include a library, a wellness center, a beauty shop, a chapel and a main lounge with an adjacent media/game room. There is an enclosed courtyard that can be accessed from the dining/activity room on the main floor.

Seneca SRO

The $15 million Seneca SRO project is a stellar example of collaboration and creative financing that addresses a dire housing shortage in Buffalo, N.Y. Developed by two organizations with stellar track records in providing supportive housing for persons living with psychiatric disabilities and other special needs populations, the Seneca SRO is a new 75-unit construction project built upon the former site of an asbestos-ridden bowling center, and it is one of the first projects to leverage tax credits and private debt with OMH funding designated for a CR-SRO.  Sponsor DePaul Group, provides support services that focus on assisting residents in developing individual support plans.
